I meant to get this pup made/uploaded Thanksgiving Day-after, but 2012-latter-half has conspired against me having any fun with computers or avoiding real-life major personal disasters.
But "Better late than never" as they say and at least I made it by my personal deadline of end of 2012!! ^_^

Error 12 is usually related to gameplay mode, when the game running out of free memories.
Try to clean your game: the 5 cache file from the sims3-folder, remove screenshots, already installed files from the downloads folder, already uploaded content from the exports.
Cleaning your computer with CC-cleaner, cleaning Temp and %Temp% folders could also help a little. Try to start the game with a freshly started computer, and don't save more than twice while you play.
If you use PC - which system you use? bit32 or bit 64? bit 32 enables only 2 GB RAM to use for Sims3, and it quickly 'eats' that - so changing to 64bit might help.
